Bay Area Home Sales Tank.  Why?  Because things are BAD or because they are soooooo GOOD?  What we have is a supply problem, folks.  No supply, no sales.  This puts the pinch on buyers and creates a feeding frenzy for the little supply available.  The message here is that it is a great time to put your home on the market, but be sure you have somewhere to move.  Arkansas anyone???

She Was TOPLESS!

It’s amazing what a little sunshine will do for a spirit…my ride today even went topless, here in mid-February believe it or not.

Our carefully garaged 1997 500 SL rarely sees the light of day, but since my FJ is at the body shop, she got to stretch her legs today.  On my way to a lunch meeting, there went the top, quick as pushing a button, and let the sunshine in!

Play Ball!

If you are a baseball fan, you are in luck:  it is time to play ball!  Within minutes of us here in Hayward, you can see professional baseball played by arguably two of the best teams in baseball.  I love baseball…almost as much as I love football.  So, occasionally I will hop on BART for the 12 minute ride or brave the freeway to go to an Oakland A’s game.  I really don’t know why people gripe about the A’s park…for baseball, it works just fine and remains affordable for those of us who still have to buy our own tickets rather than getting them from a corporate sponsor.  We can actually see the field lights from our house here in downtown Hayward…and see the fireworks on nights that feature them after the game.  Very cool.

The “other” team across the Bay is pretty good, too (LOL).  It is a bit more of a trip (32 minutes on BART, plus walk/bus/train time to the stadium), but you can’t beat AT&T Park for a great time…great food, great people watching and oh yeah, great baseball.  So, ‘BATTER UP” let’s get this show on the road and get the hot dogs ready!

Home Wedding Spurs Home Improvement

Allison and michaelMeet Allison McManus and Michael Coleman! Later this month, this wonderful couple will enter into wedded bliss before tromping off to their honeymoon.

As a result of our friendship with Allison and Michael, we offered to have their wedding reception at our home, where we got married 4 years ago.

As a way to push us to make improvements and beautify our home, we used Allison and Michael’s wedding date as a deadline for doing a whole litany of home improvements so as not to embarrass ourselves with a deteriorating yet charming old 1926 house. What we’ve done so far includes:

new tile floor

-new roof

-exterior paint

-interior paint

new driveway with paver bricks

-replacement of board on the back deck

-landscaping

In the next 2 weeks, we’ll be putting the pedal to the metal by having window washers, landscapers and pressure washers come out and put on the final touches to be ready for Allison and Michael’s Batman-themed wedding. It will be FUN!

 

Soft Launch vs. Hard Launch

Rolling_Ridge_Available_Soon_CORRECTEDIn this season of spring cleaning, we have several properties we’ve listed that aren’t quite ready for public consumption. Let’s talk about “soft launch” vs. “hard launch” listings.

A “Soft Launch” is what we do to promote a property that is available soon. We spread the word about the upcoming availability of a property to potential buyers as well as fellow agents. Nobody will be allowed to view the property until it is ready, but knowledge of a soon-to-be-available property is a virtue when the inventory overall is low. The sign on the lawn says “Available Soon”.

A “Hard Launch” is what happens when the property IS ready! The Broker Tour is scheduled to entice fellow real estate professionals to preview the property, often with an incentive offered to get them to stop by. Weekend open house events are also scheduled. E-marketing launches and promotes these events to the general public. Our syndicated listings go to hundreds of websites where buyers can find them.

It’s a Dog’s Life

We recently adopted a dog from the local animal shelter.  He’s a real gem.  The vet thinks he is around 9-12 months old, although he acts quite “puppyish” so we are leaning toward the younger end of that range.  The first challenge we had was what to name him.  He is a nearly all white terrier mix, with a few edges of pink and a spotted nose.

He Said:  “We need to find a good name for him, like Blizzard, or Willard (think back to the rat movie).

She Said:  “But he looks like a piglet!  He has big pink ears, pink eyes and sort of sounds like a pig when he grunts.  Let’s name him Piglet!”

He Said:  “Uggh.  That’s no name for a dog!  His name is Willard!”

You guessed it.  We now call him Piglet.  He does really look like a piglet.  That’s not his fault.

He Said: “I call him Willard when we are watching football”.

Whatever his name is, he sure makes our house a home.

“Got Any Good Deals?”

(Sigh.) I can’t tell you how often we hear questions like these in our business:

  • “Got any good deals?”
  • “I’m looking for a good deal.”
  • “I only want to buy property if it’s a good deal.”

Then, there are folks who say:

  • “Let me know if you have any good deals.”
  • “I’ll work with you if you have a good deal.”
  • “Maybe if you are the listing agent I can get a good deal.”

Let’s face it. EVERYONE wants a good deal. I doubt you’ve ever heard someone say “I want to get ripped off and pay way too much for a property!”

There are 7 days in a week and 24 hours in a day. In this time, our efforts will be used on our buyer and seller Clients who’ve committed to working with us and who are serious enough to have their financing and cash reserves in order before we see property together on an exclusive basis.

We take our role in representing our Clients seriously and our Clients take it seriously too. We find great satisfaction in helping to make things happen for them. We have no qualms about telling our Clients if we believe a property is overpriced or being clear that if they want the property, they’ll have to be willing to pay a premium compared to the competition of buyers for the same property. Our seller Clients appreciate that we sometimes counsel them NOT to take the highest offer but to focus on choosing the buyer who is most likely to close the sale, as long as the price is reasonable.

Now, about those good deals. When we do come across “good deals”, we’ll let our Clients know about them first. There is a huge difference between a “customer” and a “Client”, so we reserve our more in-depth communications for a select group. The last thing our Clients need is for our efforts to be diluted…
